The design of any project is the single most important element in the creation of a new building, renovation or addition. Considered one of the most complex building types, the design of a home, whether new or a renovation, should only be entrusted to a proven building designer.

It is not simply a matter of just drawing up a set of plans; every site is entirely unique and has its own set of problems and possibilities.

Our Approach & Process

To Residential Design Projects

While the exact process of each residential design project is unique to the project, most home design projects typically follow this pattern:

  • 1. Free Consultation

    Lasting about an hour, each residential design project begins with a free consultation; giving everyone an opportunity to get familiarized with the project and each other.

  • 2. Prepare a Fee Proposal

    We will prepare a fee proposal containing all the important details of project delivery, including project timeline, fees involved & a couple examples of similar projects.

  • 3. Define Your Program

    Every project is different and our approach will shift depending on the project goals. We start by asking that complete a renovation questionnaire that will help to define your goals and provide a road map to where you want to be.

  • 4. As-Built Drawing Creation

    Renovations require detailed on-site measurements and using Revit BIM technology, we’ll model out your entire home using the same wall, floor & roof systems your house is built from. Measuring to an 1/8″ accuracy will help us to understand exactly what the conditions are like and minimize structural expenses and costly change orders during construction derived from oversights.

  • 5. Schematic Design

    Through a series of schematic sketches and overlays showing the approximate layout, a preliminary floor plan and conceptual massing sketches are presented to you with several options and iterations.

  • 6. Design Development

    With the concepts and iterations narrowed down to one principal direction, we’ll go back to the working drawings and develop all the details and assemblies making sure that each change meets or exceeds the requirements of your local building code & zoning by-law.

  • 7. Building permit Submission

    With all the approvals in place and the required documents all assembled, the permit submission can take place. Depending on the type of project, you can expect to wait between ten days and twelve weeks for the permit to be issued.

  • 8. Construction Drawings & Tendering

    Construction documents describe the micro details of the build and include many things not describe during the macro stage of building permit documents. While not required, this is where the information required for an accurate estimate and all the details of the build are derived.

Visual communication is an art and were experts in the field. Using a mix of mediums from pencil to virtual reality modelling, we have the tools to assist our clients no matter where their visual abilities lye.

Not in Kelowna? We typically work in any community within two hours drive of the City of Kelowna. Live in Vancouver but renovating in Naramata BC? We have the tools & experience to make it a seemless process within minimal travel.
