Dual sloped sites & modern architecture meets their limitations in Vancouver
Site Introduction
Built on a standard 33′ x 120′ lot, this modern style custom home was exactly what our client was looking for; simple form maximizing views and wrapped in a near maintenance free cladding.
Our clients needs meant at least three bedrooms were required upstairs. While an upper roof deck wouldn’t work, a master bedroom deck was would do. The main floor houses the primary living space as well as a study while the basement features a two bedroom basement suite with walkout access. And of course detached two-car garage with matching industrial details.

Conclusion
With all the limitations Vancouver places on new single-family home, this hilly site had even more limitations than a typical Vancouver custom home. While programmatically we managed to fit a three bedroom home plus a two bedroom suite, exterior elements such as overhangs and floor to ceiling heights were limited by the Vancouver’s RS1 zoning bylaw.
While the main floor takes full advantage of the modern open floor plan and enjoys extensive south views, there was no room for a deck of useable depth. However, we managed to squeeze every square foot available and pushed our overall building height to the limits.
