Multi-Family Party House Conversion & Reconstruction
Site Introduction
Located in Vancouver’s Riley Park neighborhood, this four storey home was also a Canadian Pacific Railway house dating back to 1911. With the exception of being re-clad in stucco during the 1980’s, the home was largely unaltered from it’s original build.
In pretty rough condition at the time our clients bought it, it was easily the ugliest home on the block with the most potential. With a house lift to give it a proper basement height, we were able to get a full basement suite in below and give it a more proud stature street side. Remediating the original cladding by removing all signs of stucco was a big turn as the character was still there waiting in hiding.

Conclusion
Judging by what we started with here, our clients proclaimed this project a huge success (and we tend to agree). It wasn’t an inexpensive endeavor as elements like the house lift and sitting adjustment added a significant additional cost. However, the full ceiling height basement suite has gone a long way towards making the number work.
With a few boosts such as adding a proper covered porch out front, a small addition out back for the master bedroom suite and modernizing the interior for modern living, this home has been a hit with our clients and a tremendous boost to the neighbourhood.
